Timber and Tin Vacation Rental Resort

A tiny-home basecamp in Kanab for North Rim road trips

(103)
Kanab, UT

About

Timber and Tin Vacation Rental Resort is a cluster of tiny-home cottages and larger units on a landscaped property in Kanab, built as a basecamp for people running between multiple parks in a single trip. Reviewers consistently mention the same things: spotless units, thoughtful touches (blackout shades, stocked kitchens, K-cups, extra towels), and a pool and hot tub that make a great spot to land after a long day on the road to or from the North Rim. A converted barn on-site houses a game room and theater room, and several units have rooftop decks for evening downtime.

Why it works as a North Rim stop

Kanab sits roughly 80 miles from the North Rim entrance, close enough for a day trip but far enough to also anchor visits to Zion, Bryce Canyon, and Page. Guests in the reviews describe using it exactly that way — a home base with a pool to come back to after Grand Canyon and Zion runs on back-to-back days. The resort's travel concierge service helps guests line up excursions and route planning, which is useful if the North Rim is one stop among several rather than the whole trip.

  • Rating: 4.9 stars from 103 reviews
  • Setting: Tiny-home units plus larger houses, pool, hot tub, game/theater barn
  • Distance to North Rim: About 80 miles via Kanab

Restaurants and a grocery store are within walking distance in town, and check-in is self-guided with emailed instructions, which reviewers note makes late arrivals after a full day at the canyon painless.

We stayed at Timber and Tin the first week of June, 2026. My wife and I, our 4 kids (ages 21, 19, 18, and 16) and my daughter's fiance all stayed in a single unit (H). I can't say enough about this place ... it's super clean and the owners are so accommodating! While staying at T&T, we visited Zion three days, Bryce Canyon one day, and Page, AZ one day, and it was the perfect base camp. We loved returning to T&T each day to enjoy the pool and hot tub, and even took a couple "off days" to soak up the fun at T&T and enjoy the town of Kanab.

Love the property and concept For the money there are a few areas they cut costs that would prevent me from recommending

We stayed at Timber & Tin for two nights and absolutely loved it! The check-in process was super smooth since everything could be done remotely. The house was very clean, the bed was comfortable, and the kitchen was well equipped, even with a BBQ outside. We also enjoyed relaxing by the pool, and there was plenty of helpful information available about the Kanab area. We highly recommend Timber & Tin for anyone looking for a great stay in Kanab!

Super accommodation with all the facilities you could want. Ideal base for seeing the nearby National Parks. Close to town but still quiet.
