A well-reviewed Flagstaff B&B known for its host and homemade breakfasts

About

303 BnB Inn is a small bed and breakfast on a quiet residential street in Flagstaff, run out of a converted house about half a mile from the hospital. It's the kind of place people book as a base for exploring the region rather than a destination in itself — and with a 4.9 rating from 141 reviews, it's clearly doing the basics right.

What guests mention most

The reviews circle back to the same two things: the host, Kim, and breakfast. Guests describe spacious, spotless rooms and a host who goes well out of her way — packing to-go breakfasts for early departures, helping wrap a piece of art for a flight home, that kind of thing. Breakfast itself gets called "filling and delicious" and "outstanding" more than once, with accommodations made for special situations. The residential setting means it's calm at night, but still close to Flagstaff restaurants and attractions like Buffalo Park and the Lowell Observatory, with Sedona about an hour away.

  • Rating: 4.9 stars (141 reviews)
  • Location: 303 W Juniper Ave, Flagstaff — residential neighborhood, about half a mile from the hospital
  • Front desk hours: generally 8:00 AM–6:00 PM daily (6:00 AM Saturdays)

Worth booking ahead, especially around South Rim trips — Flagstaff sits roughly 80 miles south of Grand Canyon Village and makes a practical overnight stop with a wider dining scene than the smaller towns closer to the park.

Repetiria 100%.

ABSOLUTE BEST BOUTIQUE BnB IN FLAGSTAFF! 1. Owners Kim & Woody created a unique BnB decorated with contemporary art and objects showcasing the natural beauty and history of Flagstaff. Great attention to detail is evident everywhere you look! 2. Innkeepers Linda & Tom are very welcoming, hospitable, and so gracious and responsive to all guests. Linda prepares the most delicious homemade breakfasts every morning at 8am, along with coffee and tea ready by 7:15! To go breakfast boxes are also available upon request for that early Grand Canyon hike or other early agendas. Breakfast is included! 3. Beautifully appointed color-themed rooms with plush towels and THE MOST comfortable beds! 4. Kitchen/game room stocked with everything a guest could need, including lots of space in the fridge for snacks, drinks, etc. Full size washer and dryer and fitness room available to guests. 5. Several outside seating areas to enjoy coffee in the morning and cocktails in the evening while taking in the quiet neighborhood scenes. My favorite was the upstairs porch with swings! 6. Convenient parking right in front, and a beautifully decorated main room. 7. All the luxuries of a high-end accommodation in a relaxing home environment. 8. Close to charming and historic downtown Flagstaff, the city of Seven Wonders!

Beautiful rooms and common areas, absolutely perfect getaway in the cool air. Other guests were wonderful as were the owners and managers. Breakfast was amazing. Highly recommended.

Nicest B&B we’ve ever stayed at Kim does a hell of a job and her husband helped with a lot of the interior stuff and he did a hell of a job. Sorry to use the word hell lol

Was a first bed n breakfast we stayed and and loved it. We were in the blue room and it was spacious and comfy. All the property was maintained very well and Charlie the cook was friendly and good at his job. Eggs Benedict was on point. Amazing amenities the game room theater is very nice and its kitchenette allows alot of options for leftovers. The only thing I wished was that all the little notes were gone. Alll of those lights instructions were confusing and a few smart switches would solve all of the tackyness of taped lights and notes, the property is way too nice for those types of things imho.
