About

The Canyon Motel & RV Park is a simple 1940s motel in Williams, the small Route 66 railroad town most travelers use as a launch pad for the South Rim, about 60 miles north. What sets it apart from a standard roadside motel is the lineup of retired railway cars converted into rooms, parked permanently on the property alongside the regular motel wing.

Rooms, railcars, and RV sites

Guests describe the railcar rooms as having a "tiny home" feel, with bunk beds that reviewers say are a hit with kids — one traveler mentioned a themed "Tow'Mater" cabin their son loved. Beyond the railcar and standard motel rooms, there's a working RV park with spacious, easy-to-maneuver pull-through sites. An indoor pool is on site, though recent reviewers note it's been closed for maintenance or the off-season, so it's worth calling ahead if that's the draw. The property carries a 4.0 rating from about 860 Google reviews: families consistently praise the railcar rooms and RV guests like the pull-through sites, though several reviews flag inconsistent upkeep in specific rooms and RV loops, so it's worth being clear-eyed about expectations for the price.

Good to know

  • Location: 1900 Rodeo Rd, Williams — close to downtown's Route 66 diners and shops
  • Distance to the South Rim: about an hour, roughly 60 miles
  • Booking tip: the railcar rooms are the main draw, so call or book ahead for those specifically

It's not a polished resort, but for a budget-friendly, novelty stop on the way to the canyon — especially traveling with kids — the railcar rooms are a distinctive option in a town built around the railroad.

DO NOT STAY HERE — Extremely Disappointing Experience I would strongly encourage anyone considering staying at this location to think twice. Our experience was extremely frustrating from the moment we arrived. Only 40 minutes before our scheduled check-in, we received a message from the host stating that we were being moved from Caboose #1 to Caboose #2. We had booked Caboose #1 two weeks in advance, had our confirmation documents, and knew that the unit we reserved was available when we booked. When we arrived at the front office at the official 3 PM check-in time, we expected the situation to be handled professionally. Instead, the host was extremely unwilling to take responsibility and immediately blamed Airbnb for the “double booking.” We explained that this was not an Airbnb issue — we had reserved a specific caboose and were being informed last minute that it was no longer available. We requested a refund because we were not receiving the accommodation we paid for. The host repeatedly stated that she “didn’t know how to do refunds” and acted as though getting approval from a manager was a major obstacle. She then told us she could refund us, but if we wanted to stay we would need to pay for another cabin. We explained that this was not acceptable — the mistake was made on their end, and it was their responsibility to make it right. Instead of acknowledging the inconvenience, the host repeatedly told me I was being “rude” and that I needed to be kinder because she was “being honest” and “trying her best.” Being told the truth 40 minutes before arrival does not make the situation acceptable. If we had been informed even a week earlier, we would have canceled and found another place to stay. She also claimed Caboose #1 and Caboose #2 were identical, which was simply not true. They have different scenery, different views, and the photos shown online clearly represented a different experience than what we received. After a lot of back and forth, she finally processed our refund and gave us a key to Caboose #2 for us to see if we still wanted to stay. Unfortunately, the condition of Caboose #2 confirmed our concerns: * The smell was awful * The AC did not cool the back of the caboose * The toilet barely flushed unless you held the handle down * The windows did not work * The patio was locked and unusable * The pool was closed We immediately returned the key and decided to stay elsewhere. Only then did the host finally apologize and offer for us to look at another “cozy cabin,” which we declined. She then gave us a paper with a name and number and offered 50% off Caboose #1 “next time,” but after this experience, we have no interest in returning. Overall, the biggest issue was not just the accommodation — it was the complete lack of accountability, professionalism, and willingness to fix the situation. We felt dismissed, blamed, and treated as though we were the problem for expecting the reservation we paid for. We have also filed a report with Airbnb. Please reconsider staying here. A last-minute change, poor communication, and lack of customer service made this an extremely disappointing experience

We were in the RV park , we travel with a motor Home this place is rundown appears that no one does any maintenance .which is apparent, they are weeds everywhere. It appears that there are some campers who have lived here for years.even so that we have good Sam they didn’t give us a discount and what they charge for one night is way too much considering what this place looks like 35 bucks what I mean appropriate not 60 we’re staying in a different RV parks in Arizona for $60 in those places we’re Spotless, Most definitely, I will not recommend to anyone and we will not return to Canyon Motel and RV Park in Williams AZ

I gave a three because it wasn't horrible, just underwhelming and almost comical! I tried to leave a review on Expedia, which I booked through, but they only allowed 1500 words and need more... The RV park is quite old and there are MANY RVs I'm not sure even function anymore. We arrived in the evening and were a bit apprehensive, I whispered to my husband, if hear a banjo we are out of here! But as we drove ALL THE WAY to the back (honestly not a long drive, but an interesting one) we saw several new cabins. The cabins looked beautiful, not as beautiful as the picture, but still beautiful. Once inside we instantly bumped into the bed because the room was tiny! Mom first, then my husband ran into her and myself with a dog in tow rear ended them both. Good thing the bed was soft and cushioned mom as she flew through the door with the rest of us toppling over her. I am not a big person, and when I walked between the end of the bed and the "Kitchenette," I grazed the end of the bed. Which actually turned out good because that's where we had to sit and eat our dinner. All three of us, me, my husband, and my 91 year old mom, sitting side by side munching our McDonald's as the meal sat on the counter of the kitchenette as our table. That was actually serendipidous, because the dog couldn't reach the counter to steal fries! Once we ate we turned to figure out the sleeping arrangements. Well that was interesting. The website says sleeps 4 and technically it does. BUT the loft's roof was maybe 4 feet high... I was laughing so hard I thought I'd pee my pants, but worried the stairs would get even more precarious when wet so I controlled myself as I slowly backed myself down the stairs! Who in God's name was sleeping up there?! My husband? My 91 year old mom? Me sharing with one of them? It would fun enough watching them climb the narrow, steep steps, then crawl across the floor to get into bed. BUT the image in my head of either of them getting up in the night to pee... I just couldn't imagine without getting the giggles! I mean up the stairs were funny enought but coming down the stairs...? Well thankfully my brother in law lives close so he rescued, I me picked up, mom and took her to his place, but I'm pretty sure I saw him laughing too. The next morning, while in the shower, which heated up nicely, I wet my hair and reached for the shampoo...nope! Body wash....Nope! well....hmmmm. Thank goodnes my husband had some in his travel case. Of course I didn't know this until I wrapped the towel around my dirty and now wet body and stomped out of the bathroom dripping! My hero! He had soap! Oh wait... I forget to mention. We were exhausted the night before and after getting mom settle, we pulled back the blanket and the sheets... the sheets were so thread bare we could see the printed "Bamboo" logo on the mattress pad! But I mean it is luxury when you get a mattress pad, right? Or was it hiding something? I was too tired to check and potentially have all my nightmares come true. However, the mattress was very comfortable and I fell right to sleep. I love when there is a good mattress, made eating on the side of the bed almost worth it. In truth, if you need a night's place to sleep and no need to hang out or eat a meal or maybe shower, then you will be fine here. But you will wake up early as the windows at the roof level have no shades! Bring an eye mask if you like to sleep in oh and don't forget some soap, just to be safe :)

We had room 12. 1 king size bed, kinda noisey, you can hear your partner moving around. Toilet area was kinda cramped, barely can sit to pee. Not good for peeps with bad knees. Bathroom could have been painted better, shower was different, when 1st turned on it was really cold, then you adjust the knob to warm it up... don't turn it off until you are done, otherwise you go thru the cold spell again, adjusting the knob again... But, besides that, it was a cool place to stay. Quiet. Just didn't like the bed, way too noisey!
